Tom Cervone, Founder and Principal Broker

Tom Cervone, Principal Broker and Owner, is a licensed Commercial Real Estate Broker in New York and Connecticut with over 40 years experience with a staffed office based in Dutchess County in the Hudson Valley Area of New York State.

Tom is a life-long area local who provides expertise in site selection, negotiation, and facilitation of approval and permit processes. Licensed in New York and Connecticut, he specializes in Commercial Real Estate sales and rentals in all areas of Commercial Real Estate including retail, hospitality, and investments.

Mark T. Cuatt, (CREN, CELA), Licensed Associate Broker

Mark pivoted career and Joined CR Properties Group in March 2023 as a Licensed Salesperson and quickly became an Associate Broker. Mark is additionally certified in Real Estate Negotiations (CREN), and Listings (CELA).

Mark was a nationally known C-Level Executive in the Health and Fitness Industry with over 25 years of leadership responsibilities directly responsible for establishing strong organizational cultures, high performance teams and proficient operations leading to financial growth, increased customer satisfaction and business success. His innovations in this industry are still widely recognized today.

His strong business acumen, experience and proven array of specialty skills coupled with honesty and discipline make him a keen advocate for clients.

Guy Cervone, Licensed Real Estate Salesperson

Guy is a graduate of the Robins School of Business at the University of Richmond. Born and raised in the Hudson Valley, he enjoys exploring the area’s different landscapes and scenery while learning about its history.

Guy brings new perspectives and techniques as the second generation at CR Properties. Having shadowed his father Tom for most of his life, Guy has had time to learn the ins and outs of the commercial real estate business. Through his father, Guy has developed an appreciation for local businesses in the Hudson Valley, and he aims to help them strengthen their portfolio through acquisitions or sell these portfolios at values that match their years of hard work. He also works on recruiting regional and national firms to the Hudson Valley, increasing job availability and consumer spending for existing businesses. Guy is passionate about negotiating the best deals for his clients and raising awareness of CR’s commercial real estate specialties. He is leading our firms initiative to recruit sales and leasing talent in the Albany Capital district, as well as Westchester, Fairfield, and Litchfield Counties.

Jason Park, Licensed Real Estate Salesperson

Before joining CR Properties, Jason built his career in California, managing development and repositioning projects across industrial, retail, and multifamily assets. His background includes everything from large warehouse leases to adaptive reuse and affordable housing deals, giving him a well-rounded perspective on how to move complex projects forward. Originally from New York, Jason recently moved back to the Hudson Valley with his wife and young son to be closer to family. Outside of work, he’s an avid cook, a brown belt in Brazilian Jiu Jitsu, and someone who’s always up for a good conversation about real estate, old-school baseball stats, or where to find the best local coffee or pizza.

Jason focuses on commercial real estate throughout the Mid Hudson Valley. He works closely with property owners, investors, and business operators to identify opportunities, structure deals, and bring transactions across the finish line. His role spans sales, leasing, and development advisory, with a focus on strategic growth and long-term value.

Justin Panetta, Investment Sales/Licenses Real Estate Salesperson

In his spare time Justin enjoys an active lifestyle focused on athletics and playing the guitar.

Justin’s main area of focus is expanding CR into the Nassau and Suffolk County market’s, aiming to provide clients with the guidance and knowledge to make the best possible decisions with their investment properties.

Danielle Washburn, Executive Assistant, Licensed Real Estate Salesperson

With over eight years of experience in real estate, Danielle has built a reputation for her in-depth knowledge of the Hudson Valley market and her commitment to helping businesses and residents thrive. Starting in 2017 as the owner and operator of DNW Properties, she managed high-value properties across Northern Dutchess, gaining valuable hands-on experience in property management and client relations.

In 2019, Danielle transitioned to CR Properties Group, LLC, where she now serves as the Executive Assistant to the Principal Broker and a Licensed Real Estate Salesperson. While her focus is on commercial real estate, Danielle’s true passion lies in working with small businesses and guiding them through their leasing process. Helping entrepreneurs secure the right space to launch and grow their businesses is what truly drives her.

A lifelong resident of Hopewell Junction, Danielle is a proud fourth-generation local who has witnessed firsthand the dynamic changes and growth of the Hudson Valley. Her deep-rooted connection to the community allows her to offer clients a unique, personal insight into the area’s evolving real estate landscape.

Whether assisting with leasing, or navigating the complexities of real estate transactions, Danielle is dedicated to delivering exceptional service with a personal touch. She understands the local market like no one else and works tirelessly to ensure her clients’ success.

Jill Snadecki, Office Administrator, Licensed Real Estate Salesperson

Jill is the Office Administrator at CR Properties Group, LLC, where she brings commitment, dedication, hard work, and attention to detail to every aspect of daily operations and team collaboration. A trusted friend of Tom’s since 1997, she joined the company full-time in January 2023 and earned her real estate salesperson license in September of that year, adding another layer to her professional skill set. Jill brings warmth and energy to the workplace, not just through her own presence, but also with her dog, Florida, who joins her at the office every day and is a beloved part of the team, known for spreading smiles. Outside of work, Jill enjoys hiking, spending time with loved ones, and is especially proud of having raised six dogs for Guiding Eyes for the Blind, each of whom has made a meaningful impact in the lives of others. She also has a rich background in ballroom dancing and worked at Dunromin’ Arabians, where she bred, trained, and showed Arabian horses for over 30 years.

Vincent Rizzo, Marketing Director

As the Marketing Director at CR Properties Group, LLC, a leading Commercial Real Estate Company in the Hudson Valley, I oversee the development and execution of marketing strategies to promote property listings that drive sales and brand awareness.

Fun Facts about Vinnie: He’s been with CR Properties Group, LLC since 2018. Marist Alumni. Former Owner of Leitwolf Apparel, a small non-profit company donating to working & service animals in need. Vinnie spent the last year learning to speak German with intention to visit soon. In his spare time, he can be found playing drums and bass guitar with his friends. A die-hard fan of the Pittsburgh Penguins, and known as the wise guy in the office, but always goes out of his way to help us at work and everyone.
Vinnie may tell you he’s related to Anthony Rizzo in the MLB, showing off his personal letter he received from Anthony and signed Autograph on his birthday, but we need more proof.

Hi! I like to stay booked and busy. On the weekends, I love exploring new places, spending time with family and friends, and tapping into my creative side. I enjoy staying active for peace of mind-whether it’s doing Pilates or hitting my daily goal of 10,000 steps.

At CR Properties, I wear two hats. I handle administrative tasks, research & social media. My goal is to show the public what we can do to help them while bringing a fresh, creative outlook.

Zachariah McCarthy, Research Analyst / Intern

Zach is a Hudson Valley Native and a fourth-year undergraduate student at Virginia Tech pursuing a B.S. in Real Estate with a concentration in Commercial Development and Investment. His academic focus includes market analysis, valuation, development processes, and investment strategy across various property sectors.

As a Research Analyst at CR, Zach plays a role in supporting the firm’s investment brokerage efforts. He sources and profiles potential acquisition opportunities for clients, assists in owner outreach, and contributes to internal process improvements to enhance team efficiency.
